Unique villa on the sea in Tuscany (Italy) of great value. It is an old Spanish “armory” dating back to 1200 inserted in the walls of the town of Talamone, one part of which overlooks the harbor and half of the sea of the natural park of the little bird.

 

THE EXTERIORS :

The arsenal is located overlooking the sea, it is an ancient Spanish settlement dating back to 1200 AD located in the walls of Talamone created to defend the Saracen invasions. 
The property consists of an important garden, difficult to find in a town, which leads to the main terrace which on one side directly overlooks the port, thus allowing you to be spectators and participants in what is happening and on the one hand it overlooks the sea of the Argentario gulf allowing a spectacular view that goes from the long beaches of Giannella, to Porto Santo Stefano, from the Isola del Giglio to the Uccellina Natural Park. The terrace is furnished with sofas, armchairs, sun loungers and tables.
The Talamone lighthouse is a few hundred meters away and in the evening the Santo Stefano and Giglio lighthouses are also visible.
In addition to the two main entrances, there is a direct descent to the port and one to the sea.
On the one hand the house enjoys the luxuriant nature that surrounds it with its position in the first row on the sea, on the other it enjoys the advantages and services thanks to its position in the center of the town of Talamone. There is not
  therefore the problem of being isolated but on the contrary you can shop comfortably on foot or take advantage of the excellent local restaurants. 
There is an internal-external double-sided fireplace in which excellent grilled fish or meat can be cooked. The fish are "wild" from the surrounding sea and can be delivered directly by the fisherman. Top quality meat can be bought nearby. At the side of the fireplace, under a large white (motorized) awning, there is a table for about 16 people from which you can admire what is described above. Exceptional if you happen to be in the evenings of a full moon that is reflected in the sea. Very nice, early in the morning or late in the evening to observe sitting on the comfortable sofas the exit or the return of the fishing boats ...

 

THE INTERIORS :

The Arsenale has an internal surface of about 500 square meters and 400 of paved terraces beyond the garden. There are six rooms, all facing the sea and all with their own bathroom. The one on the tower is completely surrounded by the sea and can be accessed directly from the main terrace which is the functional center of gravity of the house. The bathroom is small but quaint. Two bedrooms are on the main floor and accessed from one of the internal halls connected to the kitchen, two more are on the lower level and one even further down at the harbor level. There is a large living room with a corner bar, where you can hear the music, watch a movie while drinking something good. From this living room you enter the ancient cellar that reaches up to sea level. Finally there is an equipped study corner.
Our intent is to make you feel "at home". This property is in fact a real house in which the owners live in it in certain periods, when they are not there they gladly make it available to those who want to live a "like a local "with a well-defined architectural style (medieval castle on the sea) in an extraordinary living space.

For golf lovers about 20 minutes away there is the Golf of Monte Argentario.
Visits to excellent Tuscan wineries can be organized.
A few kilometers away there are also very beautiful historic cities such as Pitigliano, Montiano, Soana where you can eat in very good restaurants and spend wonderful evenings. Further away (about 1 hour by car) there are cities such as Siena or Cortona. Daily visits or even overnight visits can be organized.

RECEPTION :
Check-in time is 15:00 - 22:00.
The Owner or a service person will be present at the arrival of the Guests and will give them all necessary information about the Villa.


CLEANING SERVICE :
Daily cleaning service (beds, ordinary cleaning) which serves to maintain the usual level of the house and to facilitate the guests' stay.
 
Weekly change of bed & bath linen.
Extra cleaning on request 10.00 / hour
Change of bed and bath linen on request 10.00 per person

 

TO PAY CASH ON ARRIVAL :

Security deposit 1000.00

 

ON REQUEST :
The presence of a person who cooks and prepares breakfast and dinner may be required. The cost of the service is 60 euros per day (payment on the spot) clearly excluding food and beverages.
There is the possibility of using a 13-meter motorboat (abbate 43) for daily boat trips. Costs and availability are indicated directly on site. Alternatively, other boats can be rented even without a captain.

 

OTHER :
Here, always taking into account that you live in a house from the 1200s, you can spend some exceptional moments. You can experience this incredible terrace overlooking the sea, tasting local products (fish, wine, etc.), you can dive into the sea below or by boat you can go for lunch to the island of Giglio or swim in the splendid beaches of the Parco dell 'Uccellina (there are deer that reach the sea) or Monte Argentario. You can take unforgettable walks by the sea and much more.
 
The house is equipped with some bicycles that allow splendid walks in the "Maremma" countryside.
Also reachable on foot there is one of the most famous centers in Italy for Windsurfing and Kitesurfing since the Gulf in summer is one of the most suitable places for this sport. There is also the possibility of organizing excursions with cylinders.
In the event of adverse weather conditions, it is requested that the external cushions be sheltered. Respect the arrival and departure times (it can be agreed in case of problems). The utmost care and respect for what is made available is required. The house is inside the town of Talamone and therefore it is necessary to have a civil behavior with the neighbors. Access (agreed) by a gardener is to be provided.
