Villa Le Rocce is located in the heart of Porto Rotondo, within an exclusive complex of just five units, "Le Ville del Bosco," where the forest and rocks are the undisputed protagonists of the landscape.

Spread over four levels and overlooking the marina, it offers a view that ranges from the blue of the sea to the green of the surrounding vegetation.

Each room has a private bathroom and independent entrance, allowing guests maximum independence while sharing common areas.

An elegant and secluded retreat, just a few minutes' walk from restaurants, boutiques, and nightclubs, Porto Rotondo's exclusive atmosphere unfolds room after room.

  • Parking: 1 parking space included (second space available upon request, for a fee)

  • Maximum guest capacity: 10 guests

Villa Le Rocce is located in the heart of Porto Rotondo, one of the most exclusive towns on Sardinia's Costa Smeralda, just a 15-minute drive from Olbia, home to both the port and the airport. The town center, with its shops, restaurants, bars, and nightclubs, is within easy walking distance, as is the free beach shuttle, just 50 meters from the villa.

House Rules:

 

  • Check-in: 4:00 PM to 8:00 PM (check-in after 8:00 PM: €50 surcharge)

  • Check-out: by 10:00 AM

  • Pets allowed: not allowed

  • Smoking: permitted only in outdoor areas

  • Events/parties: not allowed

  • Maximum number of guests: 10 (5 double bedrooms, each with private bathroom)

  • Environmental Contribution: Mandatory separate waste collection (€100 penalty for non-compliance); responsible use of water and energy

 

Costs Included and Excluded

 

The rental fee includes:

  • electricity up to 500 kWh per week (over this threshold: €0.40/kWh)

  • water and gas

  • pool and garden maintenance

  • Cleaning: 4 hours, 3 times a week (Tuesday, Thursday, Saturday)

  • change of bed linen (once a week) and bathroom linen (twice a week)

  • change of pool towels (twice a week)

  • 1 parking space

 

The rental fee does NOT include:

  • electricity over 500 kWh per week (€0.40/kWh)

  • Tourist tax: €5.00 per person per night, for a maximum of 7 days (children under 16 are exempt)

  • final cleaning: €400.00

  • Security deposit: €1,000.00

  • Second parking space on request (€15/week or €40/month in July and August)

 

Need to know:
Free shuttle service just 50 meters from the house to nearby beaches (Ira Beach, Sassi Beach, Alghe Beach)

 

KEY DELIVERY

Check-in and key collection will take place on site.

 

EXTRA

Cleaning service available upon request for a fee at €18.00 per hour.

 

 

You can reach Villa Le Rocce :

 

From Olbia, where there is both the port and the airport, the Villa can be reached in just 15 minutes by car.

The car is recommended if you want to visit the territory, but the Villa is very central, so you can easily walk around Porto Rotondo where there are all the necessary commercial activities such as Market, Pharmacy, Clothing, Tobacconist etc. and  take advantage of the free shuttle just 50 meters from home that leads to the beaches and finally you can take the bus, always just 50 meters from home,  which leads in about 20 minutes directly to Olbia, where there are the most important shopping centers.
