This prestigious villa retains a fascinating history that dates back many centuries and some traces are still found today in authentic architectural and decorative details preserved inside the villa.

EXTERIOR :

It is possible to reach Villa Praiano from the main entrance of the building without having to climb any steps (very rare on the Amalfi Coast!)

Villa Praiano was built on several levels creating a multitude of splendid terraces. The first terrace is 20 sq m. Accessible from the first living room through an arched glass door. It is equipped with tables and chairs. The second and third terraces are located on the second floor of the villa, they are 40 square meters each, partly shaded by a pergola with a bamboo roof and lemon trees. They are equipped with tables, chairs, deck chairs, an outdoor shower and wooden benches. Here you will find a brick barbecue and a wood-fired pizza oven and 2 sun loungers.

From the terrace you can enjoy a splendid view of the sea, Praiano and the Amalfi coast and the small Li Galli islands in the distance.

The fourth terrace is 50 sq m. Accessible from the third and fourth bedrooms. It is partly shaded by a pergola with a bamboo roof and furnished  with benches in Neapolitan majolica of the '700, as well as tables, chairs and deck chairs.

The fifth terrace / solarium of 15 sqm with glass wall, is equipped with 2 sun loungers and outdoor seating.

From the enchanting private swimming pool set in the sea rock, you can enjoy the magnificent sunsets of Praiano.

The swimming pool is 2.5 meters long. x 7 mt. and from 20 cm to 1.6 meters deep, there is also the Jacuzzi corner. The swimming pool area is equipped with table, chairs, sun lounger and a couple of deck chairs. It has a splendid view of the sea and the Li Galli islands in the distance.

The swimming pool is open from May to the end of October.

There is private indoor parking for 2 standard vehicles or 3 small vehicles.

Finally, the Villa has a private cellar with over 100 labels of the best Italian and French wines with the possibility of buying and tasting.

Villa Praiano is a splendid and luminous three-storey historic villa located on a hill, facing the sea, ideal for 8 people. The villa is about 500 square meters, and has a private swimming pool, wooden sauna, large private terraces with sea view, private garden, air conditioning, heating, ice-maker, Internet WI-FI, mobile phone charging station, parking. private, wood oven, outdoor shower.

The house is all in white lime, wood, stone and wrought iron, restored on ancient walls with fascinating Arab architecture in which nothing is left to chance. The rooms are all finely furnished with period furniture and are developed in a succession of barrel vaults, cross vaults, columns and ancient capitals.

The ground floor offers a large living area with various sitting rooms, with high vaulted ceilings and floors with original hand-made terracotta tiles. The furnishings are classic, comfortable and welcoming and include some antiques. There is a large and elegant stone fireplace for decorative purposes only.

In the main living room you will also find a professional equipped kitchenette, with a five-burner gas hob, an electric oven, a large refrigerator with freezer, a dishwasher, a microwave oven, coffee maker, ice maker, kettle, toaster and others. small appliances, with air conditioning. The dining table can comfortably seat 10 people.

From the living room you can access the third terrace with a view of the sea and the coast through a glass door. It is equipped with an air-conditioning and a half-bathroom

From the second living room, climbing 13 steps, you can access the mezzanine floor. Here we have a mezzanine with a queen-size double bed and a single bed. The ceiling is high and vaulted. From the mezzanine you can access the pool area with a view of the sea and the coast.

From the second living room, going down eight steps, you enter the sauna and the complete bathroom with sink, toilet and shower.

On the first floor we have the second bedroom with a single bed and two arched windows that open into the first living room. This bedroom has a small en-suite bathroom, with sink, toilet and shower cubicle. The bedroom leads to a small furnished garden.

On the second floor we find the third bedroom, double with king size bed. The furnishings include an armchair and a desk, satellite television and air conditioning. Large window with direct access to the panoramic terrace.

The fourth bedroom has two single beds, which can be pushed together to make a double bed on request - air conditioning. The dimensions and features are similar to the third bedroom. These two bedrooms share a large mosaic tiled bathroom and is equipped with 2 sinks, separate, toilet and whirlpool bath. You can access the bathroom from the corridor.

Finally we have the laundry accessible from the living room. Here you will find a washing machine, a dryer, an iron and an ironing board at your disposal.
